Know what your slate roof needs before anyone sells you a new one.

A written condition assessment for slate, tile and copper roofs on historic homes, churches and institutions across Northeast Ohio. You get photos, plain findings and a repair plan in three windows (now, 1–2 years, 3–5 years) with budget ranges, so you can decide what to fix, when, and who should do it.

Why this service exists

Old roofs get two kinds of bad advice. One is “tear it off and replace it,” when a well-made slate or tile roof often has decades left with the right repairs. The other is the wrong repair: asphalt patches, mismatched slate, roofing cement on copper, or flashing details that don’t fit the building. Our assessment gives you a clear, written answer from roofers who work on these materials. We inspect the roof by drone and from the ground, document what we find, and tell you what matters now and what can wait. The report is yours. Use it to plan, to budget, or to get bids from any contractor you choose.

Who it’s for

  • Owners of historic and older homes with slate, clay or concrete tile, or copper roofing, gutters and flashing, including homes in Hudson, Bath, Richfield, Peninsula, Akron, Cleveland Heights, Shaker Heights, Lakewood, Chagrin Falls, Medina and surrounding Northeast Ohio communities.
  • Homeowners who have heard conflicting advice. One roofer said replace, another said repair, and you want a straight answer with photos behind it.
  • Buyers of historic homes who want a roof-specific opinion before closing, especially when a general report couldn’t evaluate the slate or tile up close.
  • Owners in historic districts who need to document original materials and matching considerations before going to a review board or commission.
  • Churches, trustees and property committees who need a written, board-ready document to plan capital spending or support grant applications.
  • Historical societies, house museums, cemeteries, private schools and other institutions caring for roofs on older buildings.

What you get

  • A site visit by Tom Truelson, owner, with a ground-level review and a drone inspection of the roof (attic or underside checks where accessible).
  • Annotated photos of each roof section, so you can see what we saw (typically 25–40 on a home).
  • A written PDF report covering materials, condition by roof section, flashing, valleys, chimneys, gutters and drainage.
  • Aerial roof measurement report Satellite-based measurements of every roof plane, pitch, and square footage.
  • A prioritized repair plan in three windows:
    • Now: items that are letting water in or will soon.
    • Within 1–2 years: items to plan and budget for.
    • Within 3–5 years: longer-term maintenance and wear.
  • Budget ranges for each priority item, so you can plan, compare bids and avoid surprises.
  • Follow-up questions answered by email after you read the report.
  • A report you own. You’re free to share it with any contractor, buyer, lender, board or commission.

What’s in a sample report

A typical report includes:
  1. Cover and property summary: address, building type, roof materials, date and conditions of the visit.
  2. At-a-glance summary: each roof area rated good / watch / needs attention.
  3. Roof plan: a simple sketch dividing the roof into zones, so every finding has a location.
  4. Findings by zone, with photos: material and condition, slipped or broken units, fastener and flashing condition, valleys, ridges, chimneys, dormers, built-in or hanging gutters, downspouts.
  5. Priority repair list: Now / 1–2 years / 3–5 years, with a budget range for each item.
  6. Maintenance plan: what to watch, what to clean, and when to have it looked at again.
  7. Historic and material notes (Historic & Grant-Ready Report): slate or tile type where identifiable, remaining-life opinion, and matching considerations useful for historic review.
  8. Scope and limitations: what was and wasn’t accessible, and what the assessment does and does not cover.
  9. About the assessor, including disclosure that the assessor is affiliated with Forest Roofing.

How it works

1. Tell us about your roof. Call (440) 201-9844 or book online. We’ll ask for the address, the roof material if you know it, any leaks or past work, and what you need the report for. We’ll recommend the right assessment and confirm the price before you book. 2. Book and prepare. Pick a time. Payment details are confirmed with your quote. You’ll get a short agreement and a prep checklist (attic access, known leak spots, any prior reports or photos). 3. We assess the roof. We review the property from the ground, fly a drone over every roof slope, flashing, gutter and chimney, and check the attic or underside where accessible. No one walks your roof. If weather makes flying unsafe, we’ll reschedule. In winter we may rely more on attic, interior and ground-level observation and will note that in the report. 4. You get your report. Your written report arrives within 3 business days of the visit. Read it, send us your questions, and decide your next step. That might be doing nothing for now, hiring us, or hiring someone else.

What this assessment is, and isn’t

  • It is a roof-only, visual, non-destructive condition assessment, done by drone and from the ground by a roofing contractor who works on slate, tile and copper.
  • It is not a home inspection. We don’t evaluate electrical, plumbing, HVAC, structure or other building systems.
  • It is not a code-compliance review, an engineering report or a warranty of future performance. Budget ranges are estimates for planning and are not a bid.

Frequently asked questions

Is this a home inspection? No. This is a roof-only condition assessment. We look at the roof covering, flashing, chimneys (where they meet the roof), gutters and drainage, and attic underside where included. We don’t evaluate the rest of the house. If you’re buying a home, you may still want a licensed home inspector for everything else. You’re a roofing company. Won’t you just tell me to buy a roof? That’s a fair question. The report is yours, and you can take it to any contractor for bids. Every finding is backed by a photo, and we tell you when something can wait. We disclose in every report that we’re affiliated with Forest Roofing. Every dollar you spend on your inspection and report is credited toward any repair or replacement you contract with us, but there’s no obligation. How is this different from a free estimate? A free estimate is a price for a job the contractor wants to sell. An assessment is a documented look at the whole roof: what’s sound, what’s failing, what to do first, and roughly what it will cost over the next five years. You get it in writing, with photos, whether or not any work follows. Can my slate roof be repaired, or does it need replacing? It depends on the slate, the fasteners, the flashing and the underlying deck. Many slate roofs can be kept in service for a long time with targeted repairs. Others have reached the end of their life. The assessment is how you find out which one you have. Do you need to get on the roof? No. We inspect with a drone and from the ground, so no one walks your roof. The drone captures every slope, flashing, gutter and chimney, and we check the attic or underside where accessible. The report will say what we could and couldn’t see. Can I use the report for a historic district or review board? The Historic & Grant-Ready Report documents original materials and matching considerations, formatted to support the owner’s application to a review board or commission. Your local commission makes its own decisions, and we can’t guarantee an outcome. Can our church use this for budgeting or grant applications? Yes. That’s what the Historic & Grant-Ready Report is built for: detailed documentation of roof materials, condition and history, with priorities and budget ranges, formatted to support your application. You or your grant writer submit the application; we don’t write or prepare grant applications. Check each grant program’s requirements for what they need from a contractor or professional. How soon do I get the report, and what about winter? Reports are delivered within 3 business days of the visit. We assess year-round, but ice, snow, rain and high wind can make drone flights unsafe or limit what we can see. In those cases we reschedule, or rely more on attic and ground observation and note that in the report.
